Did you do some work for someone and they owe you money and refuse to pay?  You may be entitled to file a Mechanic's Lien.

90 Days to Record Lien

You must record the lien within 90 days of when you last performed work.  Sullivan Law can help you do this, but you are encouraged to contact Sullivan Law as soon as possible to get the lien filed.

Why do I need to contact Sullivan Law as soon as possible if I have 90 days?  

Mechanic's Liens are not as great as they first sound. They are simply a precursor to filing a lawsuit.  To preserve your lien past 120 days from the last day you performed work, you must file a lawsuit against the person who owes you money.  You cannot just file a lien in the Registry of Deeds and sit on it forever.  The quicker you file the lien, the more time you have to negotiate with the person who owes you money before you have to file a lawsuit.
